Following a recommendation of denial from the Planning and Zoning Commission on June 13, the Cotton Wood Logistics Center applicant is postponing their application to review the issues raised during that June 13 meeting. The applicant is requesting to rezone the property from Agricultural District (A) uses to Planned Development District No.192 (PD-192) with I-1 Industrial District-1 uses in compliance with the Town’s Master Plan. The applicant is proposing to develop two one-story office warehouse/distribution buildings containing approximately 139,467 square feet and 224,424 square feet respectively. The development will provide two points of ingress/egress along the south side of Justin Road and a connection to the west for future access. An east bound right turn deceleration land is being provided for the eastern driveway along Justin Road. The applicant is requesting an exception to the Town’s driveway spacing standard of 250 feet with the proposed western driveway being located approximately 90 feet from an existing driveway to the west and the proposed eastern driveway being located approximately 42 feet from an existing driveway to the east. The applicant is also requesting an exception in order to not construct a required 25-foot-wide compatibility wall and landscape buffer for approximately 925 linear feet along the southern property line.
