Canyon Falls

Overview

Canyon Falls is a 1,242-acre master-planned community within the Denton Creek District, located in the Towns of Flower Mound, Northlake, and Argyle. Approximately 626 acres are in Flower Mound. 

Canyon Falls, while currently mostly residential, has several opportunities for commercial development. 

On the residential side, Drees Custom Homes, Belclaire Homes, American Legend Homes, Chesmar Homes, Coventry Homes, and Windmiller Homes are currently building in Canyon Falls. The homes in Canyon Falls range from 2,700+ square feet to more than 5,000 square feet. All of the homes meet national green-building standards, and prices range from the $600s to $1MM+.

Canyon Falls straddles both the Argyle and Northwest Independent School Districts. Both offer exceptional educational opportunities with smaller-than-average class sizes and well-rounded curricula. Many parents choose their Canyon Falls new home neighborhood based on the style of learning they want for their children. There are also several excellent private schools nearby.

Canyon Falls is located on the north side of Cross Timbers Road (FM 1171), between US 377 and I-35W.

Canyon Falls set aside land for commercial opportunities of all kinds, all connected by miles of winding, walkable trails. Build-to-suit opportunities are also available on undeveloped plats.

The major intersection just east of Canyon Falls, Cross Timbers Road (FM 1171) and US 377, sees approximately 29,160 vehicles per day.

The neighborhood also has a historic hay barn, dog park, 10 miles of paved trails, four miles of natural trails, ponds for catch-and-release fishing, two swimming pools, a splash pad, fitness center, and much more. Right off US 377 and I-35W, the development is 20 minutes from DFW Airport and 10 minutes from the corporate campuses of Alliance Texas.
