The Denton Creek District is the area north of Denton Creek,
located west of US 377, and north and south of FM 1171. The area
east of the Denton Creek District is Specific Plan Area
#8 at the intersection of FM 1171 and US 377. This land is
designated as major retail land uses at each of the four corners
of the intersection. The other zoning allowed around this intersection
include village retail, retail, campus commercial, campus industrial,
office and light industrial/office and flex office. The locations
for commercial and light industrial uses are established from
an analysis of the proposed rail and roadway transportation systems
and existing development patterns.
The Town city limits will be highly visible being only two miles
from I-35 West on FM 1171 and the intersection at US 377 and FM
1171 is only 4 miles from I-35 West.
