Plan Review Information

Submittal Procedure for Permits

Residential: Two (2) sets of plans including copies of the foundation plan and three site plans are required for review of new houses. A letter from the structural engineer stating that the plans were designed and are in conformance with the requirements of the 2009 IRC must accompany the foundation drawing. A certificate of compliance using the energy calculation tool found at http://iccc.tamu.edu/ or documentation showing that EnergyStar will be used. Commercial: Seven (7) complete sets of plans with sheets not larger than 24" X 36" are required (one set should be 11 x 17). A COMcheck that passes using the 2009 IECC (International Energy Conservation Code). A TDLR number is required on work over $50,000. An engineering letter is required for all foundation designs when plans are submitted. Engineered plans may also be required for other types of construction at the discretion of the Building Official. All engineered plans and letters must state that the design complies with the 2009 IBC (International Building Code).

Plan Check Turnaround Times

Note: Some permits require Fire Department, Planning, Engineering, Parks, and Environmental Health approval. For these permits, additional time will be required to obtain approval from other reviewing Departments. The additional time can vary from a few days to a few months, depending on such factors as the requirement for additional plans, the configuration of the property, or any required consideration by Boards, Commissions, or Town Council. If you have a complex project, such as a non-platted lot, no town water and/or sewer, floodplain, or any other non-typical situation, please allow for extra time. Some of the more complex projects may qualify for our Development Review Committee (DRC), which meets every Tuesday afternoon. If you think your project would benefit from the DRC process, please contact us for more details.

New residence: Approximately 5 working days. After the permit request has been reviewed, the applicant will be contacted and informed if the permit has been approved -- or if changes must be made to the submittal request.

Residential remodel or addition: Approximately 5 working days. After the permit request has been reviewed, the applicant will be contacted and informed if the permit has been approved -- or if changes must be made to the submittal request.

Lawn irrigation systems: Can be done at the counter if a Plans Examiner is available, but may take up to two days.

Swimming pools and fences: Usually takes 5 - 7 working days. After the permit request has been reviewed, the applicant will be contacted and informed if the permit has been approved -- or if changes must be made to the submittal request.

New commercial building or addition: Approximately 10 working days. After the permit request has been reviewed, the applicant will be contacted and informed if the permit has been approved -- or if changes must be made to the submittal request. Revised plans are normally reviewed within a week of receiving the revisions.

Commercial remodel: Approximately 10 working days. After the permit request has been reviewed, the applicant will be contacted and informed if the permit has been approved -- or if changes must be made to the submittal request.
